Complete Chimney Removal in London

A chimney that is no longer in use can cost money to maintain and take up space you would rather use. We remove chimney stacks, chimney breasts and complete chimneys, handling the structural support, the building control approvals and the roof reinstatement in a single job. Our goal is a removal that reclaims space, ends the upkeep, and leaves your roof watertight. For a full breakdown of prices, see our chimney removal cost guide.

Our Chimney Removal Process

  1. Inspection: We assess the chimney, check whether the breast is load-bearing, and look at the stack condition and the access.
  2. Survey and approvals: We arrange structural calculations where needed, building control sign-off, and Party Wall notice for shared stacks.
  3. Access and scaffold: Scaffolding is set up safely to reach the stack and protect the area below.
  4. Removal: The stack is taken down to roofline level, or the chimney breast is removed and the masonry above it supported on gallows brackets or steel.
  5. Roof reinstatement: New rafters, battens, felt and matching slates or tiles close the opening, with fresh lead flashing dressed in to seal the junction.
  6. Making good: Internal surfaces are made good and the work is checked to confirm it is structurally sound and watertight.

Most removals are permitted development and need no planning permission. Listed buildings need listed building consent, and a chimney visible from the street in a conservation area can need permission. Removing a chimney breast or a full stack also needs building regulations approval.

Yes. The masonry left above is supported on gallows brackets or a steel beam, designed by a structural engineer and signed off by building control.

Yes. We close the roof with new timbers, battens, felt and matching slates or tiles, then dress in new lead flashing so the junction stays watertight. The roof reinstatement is treated as roofing work, not a quick patch.

Yes. A shared stack on a party wall is covered by the Party Wall etc Act 1996, which means serving notice on your neighbour, usually two months ahead, and getting their agreement before work starts.
